Harworth and Microsoft secure planning boost for Leeds data centre campus
Resolution to grant consent for hyperscale data centre and industrial space at Skelton Grange.

Harworth Group and Microsoft have secured a resolution to grant planning permission for a major data centre campus at Skelton Grange in Leeds.
The application, approved in principle by the local planning committee, includes full planning permission for a hyperscale data centre development alongside outline consent for additional industrial and logistics space.
The proposals comprise around 500,000 sq ft of data centre accommodation across three halls and supporting infrastructure, to be delivered on two plots within the wider site. A further 160,000 sq ft of industrial and logistics space is planned on an adjoining 16-acre plot, alongside electric vehicle charging provision.
The scheme forms part of a phased transaction between Harworth and Microsoft, following the completion of the first land sale in 2024. Harworth is continuing to undertake site remediation and enabling works across the site as development progresses.
Once complete, the Skelton Grange project is expected to attract significant inward investment into the region, with the wider development estimated to generate billions of pounds in economic activity.
The scheme reflects growing demand for large-scale data infrastructure, with sites capable of supporting high power requirements becoming increasingly important for hyperscale operators.
In addition to the data centre campus, Harworth has identified further development capacity across adjacent land holdings, positioning the site to support future growth in data-led and energy-intensive sectors.
With planning approval now progressing, the project moves closer to delivery, marking a significant step in the expansion of digital infrastructure in Leeds.
