Panattoni acquires 10-acre site for next phase at Horizon 120 in Braintree
Scheme will deliver six speculative mid-box units to BREEAM standards

Panattoni has acquired a further 10 acres at Horizon 120 Business Park in Braintree, Essex, as it moves ahead with the next phase of its logistics scheme, Panattoni Park Braintree.
The new development, to be known as Panattoni Park Braintree 2.0, will deliver six speculative mid-box units totalling 164,000 sq ft. Full planning permission has been secured, with construction expected to begin in late 2025 and completion scheduled for late 2026.
The latest phase follows the initial launch of Panattoni Park Braintree 1.0 in 2024, which includes four units, one of which is currently under construction. The new expansion brings the developer’s total footprint at the park to 20 acres.
Designed to meet BREEAM ‘Excellent’ and EPC ‘A’ standards, the new units are intended to accommodate occupiers from sectors such as aviation, parcel distribution and last-mile logistics. The buildings will be available in flexible configurations, with scope to combine units if required.
Located around 15 miles from Stansted Airport, Braintree offers direct access to the A120 and A131, and onward links to the M11 and M25. The town also benefits from mainline rail services into central London and access to a regional labour pool.
The scheme has an estimated Gross Development Value of £50 million and will be marketed by leasing agents CBRE and Coke Gearing.
Panattoni said the project responds to persistent occupier demand in the South East and offers an alternative to locations within the M25, where supply remains constrained.
