Tritax submits plans for next phase of Symmetry Park Rugby

The scheme will add 1.4 million sq ft of logistics space alongside a new park

Tritax Big Box Developments has submitted a planning application for a further 1.4 million sq ft of logistics space at Symmetry Park Rugby, including a new 300,000 sq ft unit and the creation of a 20-acre public park.


The hybrid application includes detailed plans for the logistics facility alongside proposals for Cawston Landscape Park, a landscaped green space designed to support local amenity and biodiversity. The park will include new footpaths connected to existing public rights of way, communal orchards, and areas for informal recreation.


Symmetry Park Rugby, located within the logistics “Golden Triangle,” already includes 1 million sq ft of space occupied by Iron Mountain, which opened its first UK campus on the site in 2022. In July 2025, TBBD completed the letting of a 391,000 sq ft unit to a data management company on a 15-year lease.


Two remaining units—measuring 338,064 sq ft and 170,473 sq ft—have been built speculatively and are available on a leasehold basis. Both are built to net-zero carbon in construction standards and hold BREEAM “Excellent” and EPC A+ ratings.


The latest phase of development is intended to respond to continued demand in the logistics sector, with the potential to deliver units of up to 1 million sq ft on either a speculative or design-and-build basis, subject to planning approval.


The site sits within the South West Rugby Urban Extension, which includes plans for 5,000 new homes and associated infrastructure.


Planning consultants Framptons are leading the application, with a project team including EDP (ecology and landscaping), Stantec (transport), Tier Consult (engineering), Rider Levitt Bucknall (project management), McBains (quantity surveying), Ridge (BREEAM), Basepower (utilities), and MBA (M&E). Letting agents for the scheme are Colliers International and ILP Partners.
